We offer additional project consultation, rendering using adobe photoshop and 3d computer modeling using Sketch-Up
Preliminary Design is the gather the information and ideas to form a design concept. The design concept is based on the Clients’ needs and ideas he and/or she wish to express and additional information such as lot size and setbacks, and requirements from the Planning and Building Dept. We set with our Clients to define the limit for the project in the“scope of work”and sketch out 2 to 3 Schematic Plan. [back to top]
Design Development expands upon the approved schematic plan. Design studies develop more detailed drawings of Plans, Elevations and Sections for Client review. An Outline of specifications is prepared listing materials and room finishes. A general project review is made by a structural and/or civil engineer, as needed. [back to top]
Construction Documents are working drawing and specifications submit to the Building Department and used for construction. A complete set of Construction Documents includes drawing and calculations from Civil Engineer, Structural Engineer, and other Consultants as needed. [back to top]
Permit Acquisition is the process in which the Building Department reviews submitted construction documents for approval. Building and other permits can only by pulled once the construction documents are approved. With the permitted drawings in hand construction can begin. [back to top]
Bidding or Negotiation, The Owner selects from among several Contract and hires one for the project. The designer can help the owner by preparing bidding documents and reviewing the contracts. [back to top]
Variance is a request to deviate from current zoning requirements and not a change in the lots zoning, but it waiver part of the zoning ordinance allowing to build on the lot ordinarily not permitted. [back to top]
Conditional Use Permit allows a city or county to consider special uses which is essential or desirable to the community, which is not allowed right within a zoning district, but through a public hearing process. A conditional use permit can provide flexibility within a zoning ordinance. [back to top]
As-built are drawings of an existing structure for use in project development. The drawings are created of measurement taken from the structure itself using in combination of laser and tape measure. Then drawn in AutoCAD for use by designer and consultants. [back to top] |
